What actually drives a roofing price
Each factor below is a real input in our engine, with a documented adjustment and reasoning.
Roof size
Priced by roof surface area, not living area. One roofing square is 100 sq ft of roof surface.
Material
Usually the biggest single swing. Asphalt, metal, tile and slate are different projects, not different colors.
Pitch
Steeper roofs slow the crew down and add staging and fall protection.
Complexity
Valleys, dormers and multiple planes add cutting, flashing and waste at the same square footage.
Tear-off and layers
Every existing layer removed adds labor and disposal weight.
Decking
Nobody knows the plywood condition until the old roof is off. A good quote carries an allowance.
Height and access
Three stories or a driveway a dumpster can't reach changes the logistics.
Region
Local labor conditions move the same scope by a meaningful margin.
