Asphalt shingle roof cost, built line by line

Asphalt is the default residential roof in most of the country, which makes it the material most often quoted with a single headline number. Here is how that number is actually assembled: material supply, installation labour, the project conditions that change crew time, and the accessories that decide whether two bids are the same job.

What the engine produces by roof size

Baseline scope for every row: 3-tab asphalt shingle, standard pitch, simple gable, one story, one existing layer torn off. On 2,000 sq ft of roof surface that works out to $6.00$13.40 per square foot, or $600$1,340 per roofing square.

Roof surfaceTypical rangePer sq ftPer square
1,000 sq ft$7,500$10,550$6.00$13.40$600$1,340
1,500 sq ft$11,250$15,850$6.00$13.40$600$1,340
2,000 sq ft$15,050$21,100$6.00$13.40$600$1,340
2,500 sq ft$18,800$26,400$6.00$13.40$600$1,340
3,000 sq ft$22,550$31,650$6.00$13.40$600$1,340

3-tab versus architectural

Architectural (laminated) shingles are bonded multi-layer shingles; 3-tab is a single flat strip. They are priced as separate materials here, so the difference you see is the engine's, not a rule of thumb. On the same 2,000 sq ft baseline roof, architectural lands at $17,550$24,650 against $15,050$21,100 for 3-tab. Warranty terms and wind ratings vary by specific product, so read the manufacturer documentation for the product named on your quote rather than assuming a class-wide figure.

Variables that move an asphalt price

  • Measured roof surface

Pitch stretches the footprint into a larger covered area. Always price against measured roof surface.

  • Existing layers

Each additional layer to remove is more labour and more disposal volume before shingles go on.

  • Decking condition

Sheathing replacement is normally a per-sheet rate discovered at tear-off, not a base-price item.

  • Penetrations and detail

Chimneys, skylights, dormers and valleys are flashing work, and flashing is where asphalt roofs leak.

  • Ventilation

Ridge vent and intake work may be part of the scope or a separate line. Confirm which.

  • Access and stories

Second stories, steep drives and tight lots slow material handling and debris removal.

  • Regional labour

The engine indexes the labour component regionally; material supply is not indexed by local wages.

Checking an asphalt shingle quote

Ask for the measured area, the exact shingle product and colour, the number of layers being torn off, the underlayment and ice-and-water plan, flashing treatment at every penetration, the decking rate per sheet, ventilation, permits, cleanup and the workmanship warranty in writing. Once two bids describe that same list, a price comparison means something. Run them through the quote checker or set them side by side in the quote comparison tool.

Frequently asked questions

How much does an asphalt shingle roof cost?
It depends on measured roof surface, pitch, complexity and how much of the old roof has to come off. The table on this page shows what the RoofPriceGuide engine produces for common roof sizes on a baseline scope, and the calculator will run your own figures. These are research-preview numbers, not verified market prices.
What is the difference between 3-tab and architectural shingles?
3-tab shingles are a flat single-layer strip shingle; architectural (laminated) shingles are built from bonded layers, which makes them thicker and heavier. They are priced as separate materials in the engine, and manufacturer warranty terms differ between them, so compare the specific product named on your quote.
Does the quote have to include tear-off?
Not always — but you need to know either way. Removing and disposing of existing layers is real labour and landfill volume, so a bid that leaves it out is not comparable with one that includes it. Ask which layers are being removed and where the debris goes.
What else should be itemised besides shingles?
Underlayment, drip edge and flashing, valley treatment, ventilation, decking replacement rate per sheet, permit handling, cleanup and the workmanship warranty. Those items are where two asphalt bids most often stop being the same job.
Is a low asphalt bid a bad sign?
Not by itself. Check whether it covers the same area, the same layers of tear-off and the same accessories before treating it as cheaper. Run both bids through the quote checker so the comparison is scope-normalised.

Pricing assumptions require source verification

The unit costs, regional index and adjustment multipliers behind this estimate are currently labeled DEMO / PLACEHOLDER. They exist so the calculation engine, methodology and source registry can be reviewed end to end. They are not published market prices, and every value is editable in the pricing database once verified data is loaded.
