Where is the roof?
Your ZIP code sets the regional labor conditions used in the estimate. We do not ask for an address, a name or an email to show you a price.
What each input changes
Nine things move a roofing number. The calculator asks about all of them; this is why.
Roof area
Priced in squares of 100 sq ft. Your roof surface is always larger than your floor plan, and steeper roofs are larger again for the same footprint.
Material
The biggest single swing, and it moves labor as well as material — heavier and more fragile systems install more slowly.
Location
Only the labor component is adjusted regionally. Materials are not marked up by a regional index, because they are not priced that way.
Pitch
Steep roofs need staging and fall protection, and slow the crew down.
Complexity
Valleys, hips, dormers and multiple planes add cutting waste and, more importantly, flashing labor.
Stories
Height adds setup, ladder time and material handling.
Tear-off and layers
Removal labor and disposal weight scale with the number of existing layers.
Decking allowance
Sheathing condition is unknown until the old roof is off, so the estimate carries it as its own visible line.
Add-ons
Flashing, ventilation, drip edge, ice-and-water membrane, skylights and gutters are priced separately — and are the items most often missing from a low bid.
What this calculator is, and is not
It is an independent estimate: what a roof of your description should reasonably cost, produced from documented assumptions. It is not a bid. Only a contractor who has been on your roof can commit to a price, and the difference between their number and this range is the conversation worth having — crew, warranty, material tier, flashing detail and cleanup are the honest reasons a bid sits higher.
