Standing seam metal roof cost

Standing seam is the premium end of residential metal roofing: interlocking vertical panels with concealed fasteners, and no exposed screws to back out. Manufacturers publish service-life and finish-warranty terms per product line, so check the documentation for the exact panel and coating being quoted rather than relying on the category name. It is also easily confused with cheaper exposed-fastener panels when quotes are compared, which is where homeowners get caught.

What moves the price

Panel metal

Steel is the volume choice. Aluminium costs more and is used near salt air. Zinc and copper are architectural metals in a different price class entirely.

Gauge and finish

Heavier gauge resists oil-canning and denting and costs more. A high-performance coated finish costs more than a standard paint system and is the reason colour holds.

Panel profile and seam

Snap-lock panels install faster than mechanically-seamed panels, which require a seaming machine pass. Mechanical seaming is used where wind or low slope demands it — and it is slower labor.

Site-formed vs. shop-formed

Long runs are often roll-formed on site to avoid seams and shipping damage. That means a machine and an operator on your driveway, which is a real cost line.

Roof geometry

Standing seam rewards long, simple runs and punishes cut-up roofs. Every hip, valley, dormer and penetration means custom flashing, and flashing is the slow, skilled part of the job.

Trim and detailing

Ridge, eave, rake, gable and transition trim, plus curbs and pipe flashings, are fabricated items. On a complex roof they can rival the panel cost.

Installer skill

Standing seam is a specialist installation. The pool of crews who do it well is smaller than for asphalt, and that shows in labor rates — legitimately.

Tear-off, deck and underlayment

Removal and disposal of the old covering, any decking repair, and a high-temperature underlayment beneath the panels are all separate from the panel price.

Standing seam vs. exposed-fastener metal

Both are “a metal roof”, and they are not comparable products. Exposed-fastener panels are screwed through the face into the deck, with a gasket at every screw; they are cheaper, faster, and the gaskets are a maintenance item. Standing seam hides the fastener under the seam, so the weatherproofing does not depend on hundreds of rubber washers ageing evenly. What a standing seam quote must specify

  • Panel profile and seam type — snap-lock or mechanically seamed, and seam height.
  • Metal, gauge and finish system, named rather than described as “premium”.
  • Panel width and whether panels are shop- or site-formed.
  • Clip type and attachment, including fixed vs. floating clips for thermal movement.
  • Underlayment specification, including high-temperature rating.
  • All trim and flashing conditions, with a per-sheet decking replacement price stated up front.
  • Separate finish and workmanship warranties — they are not the same document.
