Understand Roof Pricing Before You Call a Roofer

- Roof area, not house area. A roof is larger than the floor plan once you add overhangs and slope.
- Squares. Roofers price in squares — 100 sq ft of roof each, plus a waste allowance.
- Material. Asphalt, metal, tile and slate differ widely in cost per square.
- Labor and location. Local wage levels move the labor share, not the material share.
- Pitch and complexity. Steep slopes, valleys and dormers slow crews and add safety gear.
- Tear-off and decking. Removing old layers and replacing rotten boards are often separate line items.
- Flashing, ventilation, add-ons. Chimneys, skylights, vents and underlayment upgrades add up.
- Why bids differ. Scope, warranty, overhead and how busy a contractor is all change the total.
